Castle Gate Projects is part of the Castle Gate Group. We’re passionate about making our clients’ estates work better. We dedicate ourselves to understanding where you are, what you need from us and where you need to get to. And then delivering it.

Castle Gate Projects provides fully independent strategic and project specific estate management services. We specialise in health, social care, education and specialist accommodation supporting both public sector/quasi-public sector clients and private sector partners to achieve project objectives on programme, within budget and to the highest quality.

Under the leadership of founding directors David Johnson and David Gratrix, Castle Gate Projects has developed a reputation for a dedicated, highly professional and outcomes-focused service that delivers real results for our clients.

Team Member

David Johnson


David Johnson is the founder of Castle Gate Legal & Commercial Ltd and a founder director of Castle Gate Projects Ltd.  David’s board-level experience, gained over 15 years in the PFI/PPP industry, underscores the leadership and gravitas necessary to manage a successful entry in to emerging markets.

Having initially worked in the procurement and completion of PFI projects for the public sector, David became Group Commercial Director for a major player in the PPP arena. Representing the interests of the shareholders and project investors, David delivered to financial close PPP/PFI projects worth over one billion pounds in a variety of sectors, gaining a reputation for his ability to deliver results under pressure. David transacted over 20 projects in the NHS LIFT market for the Group.

As a non-executive, David is Chair of the Learning Today Leading Tomorrow free schools multi academy trust and Vice Chair of Equals Trust in Nottinghamshire.

David Gratrix

Projects Director

David is a property and estates senior professional with over 25 years’ experience, engaging effectively with clients at all levels ensuring strategic estate solutions can be implemented. Operating very successfully in the Public Private Partnership field, David has an excellent track record in the delivery of health and social projects with challenging timeframes and budgets. Experienced manager and leader of multi-disciplinary teams delivering strategic estates management and project delivery.

Recently, David has been working with regional TCP boards supporting the development of their housing and accommodation plans, working with the providers to provide an affordable supported living models, successfully securing NHSE and DoH capital and revenue funding to support hospital discharges.

Prior to Castle Gate, David was a Project Director for three LIFT (Local Improvement Finance Trusts) companies and Development Director for the private equity partner. He was responsible for delivering 14 private financed health/mixed use developments over 35,000m2/£120m in a six year period, five-year estate planning, rationalisation and building compliance on multi agency sites, supporting the ‘one public place’ agenda, delivery of two carbon negative accredited schemes and the development of a benchmark health and education offsite construction design and construction model.

Ray Goodier

Associate Director

Ray has over 35 years’ public estates and finance experience. Ray is politically astute and has highly developed influencing, negotiating and problem solving skills along with in-depth knowledge of public sector financial and legal operations. Proven ability to add strategic leadership and commerciality to complex transformation and change programmes to deliver outstanding results. Has extensive knowledge of private, public and third sectors whole estates best practice.

Ray was recently with NHS Property Services Limited having had responsibility for, 25 private finance initiative schemes, national service improvement team, transformation programmes, training academy, transfer of assets and development of strategic estates plans, regions capital planning and investment programme, regional estates and efficiency group.

Prior to NHSPS, Ray was Director of Estates & Facilities for a PCT having responsibility for the trust’s whole property and facilities portfolio, multi-agency property developments with the local authority and investors, strategic estates lead for 700 buildings in Greater Manchester prior to transfer to NHS PS.

In addition to the above, Ray is a Visiting Fellow at Sheffield Hallam University Business School, specialising in property and finance.

Ian Kenny

Strategic Health Planner

Ian has over 30 years of project delivery and design management experience. He has experience in the retail, leisure and healthcare sectors, including the last nine years as a strategic healthcare planner working principally in primary care.

His core skills are design brief development, working with the clinical stakeholders and the design team to ensure that any new healthcare building is designed to respond to the clinical service need as well as being able to react flexibly to changes in clinical practice and service provision.

He has been involved in the delivery of over 20 primary care projects in recent years, establishing the clinical brief, developing the room data sheets and supporting the clinical stakeholders to ensure that their requirements are met. He led the team that developed a suite of exemplar primary care room layouts and room data sheets, that were utilised as the starting point for the successful delivery of a variety of community facilities to support primary health care.
